COMMERCIAL FLOORING GUIDE
Linoleum, sheet vinyl or LVT?
Flooring for a school, office or healthcare building should be selected for everyday use. Linoleum, commercial sheet vinyl and LVT can all be worth considering, but they do not automatically answer the same brief. This guide helps clients and designers build a considered shortlist. We compare options across a broad choice of manufacturers.
Advice by appointment, at your project location.

Start with the room, before choosing a colour
First list the activities and loads. Will the floor mainly carry pedestrians, moving chairs, beds or service trolleys? Record cleaning arrangements, acoustics, daylight and the intended atmosphere too. An entrance, treatment room and meeting room need not share one flooring specification. A material schedule for each zone makes the decisions easier to follow.
Linoleum: a material with its own character
Linoleum is a separate material category, not another name for vinyl. It deserves a place on the shortlist where material selection and a calm, continuous appearance matter. Acoustic linoleum versions are available from manufacturers such as Tarkett. We assess the appropriate option using the room brief and technical product documentation. Marmoleum is a Forbo linoleum brand; we distinguish the material category from the brand name.

Sheet vinyl: consider construction and detailing
Commercial sheet vinyl includes homogeneous and heterogeneous products. Homogeneous vinyl has a single material layer; heterogeneous vinyl has a multilayer construction. Both categories include options for heavily used buildings. Selection involves more than the pattern: joints, coved skirtings, cleaning methods and the specific function of each room should form part of the design.
LVT: design flexibility in planks and tiles
LVT is modular vinyl flooring in plank or tile format, with numerous wood and stone effects and layout possibilities. It is worth considering where interior design and zoning are priorities. Glue-down, click and loose-lay are different installation systems with their own conditions. We select the system for the subfloor, loads and programme, as well as the required installation speed.
Compare the complete project budget
A material price per square metre tells only part of the story. Ask for the same scope for each option: removal of existing flooring, subfloor repairs, smoothing, installation, edges, transitions and handover. Include the available cleaning team and expected maintenance arrangements. This lets you compare deliverable proposals instead of figures covering different amounts of work.
From shortlist to a coordinated interior
Dutch Project Flooring can supply almost all major and specialist brands and carry out preparation, installation and finishing. We select across manufacturers according to what the project needs. Send a floor plan, room uses and preferred programme. We discuss suitable options and coordinate colours, material transitions and maintenance. Curtains, external screens and roller shutters can be included in the same plan. Delivery arrangements for projects in Spain, the Netherlands and elsewhere in Europe are agreed individually; site consultations are by appointment.
Frequently asked questions
Which flooring is best for a school?
It depends on the room. Compare everyday use, chair loads, cleaning and acoustics. Corridors, classrooms and staff rooms can call for different solutions.
Can one floor be used throughout a healthcare building?
Sometimes, but not automatically. Reception areas, care spaces, sanitary areas and specialist rooms have different requirements. We assess the exact product version for each use with the client.
Can I compare materials and colours before deciding?
Yes. We discuss the shortlist and suitable samples by appointment. Ideally, assess materials under the project's lighting alongside wall finishes, furniture and curtain fabrics.
