Exterior screens: shade with a view

Screens filter direct sunlight outside the glazing while retaining a degree of outward visibility. Fabric openness, colour and installation position affect the balance between shade, daylight and privacy. Privacy changes with the relative light levels inside and outside; a screen should not be specified as a guaranteed night-time privacy solution.

For new apartments and villas, review each elevation separately. A west-facing living room, a sheltered balcony and an exposed upper floor may need different specifications. The selected system’s permitted dimensions, wind classification and mounting instructions must be checked for the actual opening.

Roller shutters: darkening and everyday control

Roller shutters provide a more enclosed solution for bedrooms and other spaces where room darkening and privacy matter. Slat profile, guide rails, box dimensions and colour should be considered as part of the façade design rather than added at the end.

Discuss built-in provisions before windows are ordered. On renovation projects, external boxes may be appropriate, subject to available fixing space and maintenance access. Roller shutters can provide an additional physical barrier, but burglary resistance depends on the particular tested system; we do not assume a security rating for every model.

Manual, motorised and solar operation

Choose operation around how occupants will actually use the property. Motorisation can simplify control of large or frequently used openings. Grouped controls may be useful in multi-room homes; the control system and compatibility need to be agreed before ordering.

Solar-powered shutters can be considered where new wiring is difficult. Suitability depends on the panel position, daylight availability and selected equipment. For wired systems, agree cable routes, switching positions and responsibility for electrical work with the project electrician.

Façade coordination and installation

Before ordering, record opening dimensions, mounting surfaces, façade finishes and any obstacles. Insulation systems and rendered walls need an appropriate fixing detail. Access to upper floors, terrace edges and maintenance points also belongs in the installation plan.

Screens, shutters and curtains should work together: blackout curtains, external shade and glazed doors perform different tasks. Combining them allows each room to be specified for the intended use, with a consistent appearance across the development.

Terraces, handover and care

Awnings remain an option for terraces that need overhead shade, but they serve a different purpose from window screens and roller shutters. The choice depends on orientation, available mounting points, wind exposure and how the outdoor area will be used.

At handover, review operation, controls and the supplier’s cleaning and maintenance guidance. Coastal exposure, dust and salt can affect moving parts. Keeping guides and surfaces clean and using systems within their operating limits matters more than treating any product as maintenance-free.
